What Do I Need to Do to List My Property in Costa Blanca?

In order to list your Costa Blanca property, you'll need to make sure you have all of the correct paperwork prepared in advance. If you have had any work done since buying your property, check with a solicitor to ensure no paperwork is outstanding that could slow down the selling process. You should have the following available to you in order to sell your property:

• A copy of the title deeds / original deeds for the day of notary.
• An up-to-date Habitation License (Cedula de Habitabilidad).
• The receipt of the last paid SUMA.
• The name and contact details of your chosen legal representative.
• The last electricity bill.
• The last water bill.
• A certificate from the administrator of your community that all community fees are paid up to date.
• Home Energy Efficiency Certificate (C.E.E).

How Will I Know How Much My Property is Worth?

What Legal Costs Will Be Involved in Selling My House in Costa Blanca?

When selling your property in Costa Blanca, as with any type of property sale, there will be a few costs involved. These are a standard part of selling a property in Spain.

• Agent's Commission.
• SUMA must be paid up until the end of the year (a retention will be taken to cover this if needed).
• Any applicable mortgage cancellation fees. With most banks, this will be between 0.5% - 1.5% on the remaining balance of the outstanding mortgage. Please note you must also ensure the mortgage is cancelled at the notary and land registry office, which may cost between €400 to €1,000.
• Non-residency tax for non-FISCAL residents in Spain. A 3% retention (of the selling price) will be taken upon completion. This is paid directly to the Hacienda (tax authority in Spain). In order to be exempt from this retention you must be a fiscal resident in Spain and provide an up-to-date RENTA for all parties named on the Escritura. If no monies are owed to the tax authority your fiscal representative/solicitor can apply for a refund post-sale.
• Capital Gains Tax: Tax payable on the difference between the current declared price on the Escritura and that of the sales price.
• Solicitors/Fiscal representative fees.
